This is my second book by the author and The Substitute has made me a fan!
It's a friends to lovers story, a bit of friends with benefits that evolves but in an unexpected way.
NFL star comes home to take care of his sick grandma. His next door neighbor is the kind, quiet third grade teacher who dated his friend for years.
Maddy has been with one man her entire life. They started dating in high school and suddenly at 26 she's single for the first time. When Peyton comes home she can't help but stare, who wouldn't? But she could never cross that line, her ex was his best friend years ago, it just wouldn't be appropriate.
Peyton has the same thoughts but he wants to spend time with her. Coaching her on dating, substituting at the school she teaches at, spending time with her one on one has Peyton realizing he's not the carefree love em an leave kind of guy he was. He wants the girl next door but there are hurdles for both of them.

The Substitute is well written, highly engaging and will keep you turning the pages. I didn't want to put it down to sleep. The characters hilarious banter and occasional snark made up for the fact that I'm not usually a big fan of the naive heroine, little Maddy certainly made up for it!
4.5 stars.
